Tips to Prevent Water Damage From Summer Storms

1. Keep trees trimmed 

  • Regularly trimming trees will prevent tree limbs from potentially damaging your roof during a storm with high winds or heavy rain. 

2. Keep gutters clean

  • Making sure your gutters are clear of debris year-round is essential to preventing major damage to your home. 
  • If gutters are full, water may not be able to flow away from your house causing water damage or mold. 

3. Keep your sump pump in working order

  • Checking on your sump pump regularly can prevent flooding during heavy rains. 

4. Replace missing or damaged shingles

  • During a storm with heavy rain, water will try hard to find a way into your home. In order to avoid the headache of a roof leak, check the integrity of your shingles. 

5. Repair loose siding

  • Just like shingles, loose or damaged siding can allow water to get into your home and potentially cause mold.

As any Michigander knows, springtime means heavy rainfall for us. The April showers may bring May flowers and nice weather; however, it can also flood basements for a lot of homeowners. Most homeowners who have experienced or are prone to flooding in their basement may take some cautionary steps like waterproofing, gutter maintenance, proper landscaping, inspecting and repairing foundation cracks, sump pump maintenance, and even installing window well covers, however, heavy rainfall can cause your basement to flood despite all of it. 

Basements can flood at any time, but primarily after winter moving into spring when we have a lot of rain combined with the ground thawing. Flooding can occur by seepage or flow through the walls or foundation floor, from surface water sources, or by a sanitary or storm sewer backup.

Using an Infrared Camera to Detect Water Damage

Finding water damage can sometimes be challenging. Water often travels the path of least resistance, which means water coming in from a roof leak might enter your ceiling and travel to the lowest point often pooling or leaking down into a light fixture in the middle of the room.

Water in your crawl space can cause damage to your home 

Excessive moisture in a crawl space can cause your foundation supports to warp and lose their structural integrity. Excessive moisture can promote the growth of mold and mildew. Standing water can attract pests and small animals. 

What to do when you have water in your crawl space:

  • Have a professional inspect your crawl space for foundation cracks and broken pipes.
  • Dry out the crawl space by removing the excess water and moisture. 
  • Clean up the crawl space by removing debris and wet insulation.

When to Call A Professional

Water mitigation is not a challenging task, but it is hard physical labor. You might want to consider the following:

A crawl space that is between 4 feet and 5 feet high is considered tall. Even such a tall crawlspace is very difficult to move around in. Many crawl spaces are lower than this.

Tight access point of entry makes it difficult to work in the crawl space. There may be only one small door that allows access to the crawl space, and can sometimes be in an inconvenient area, such as a bedroom closet or kitchen pantry floor.

Water Damage Plus Hoarding? - We Can Help!

This Farmington Hills, MI home experienced flooding in their basement with contaminated water, however, this was not your typical flood. The homeowners happened to be hoarders and their basement was filled to the ceiling - there was barely any space to walk and most areas were not accessible. 

Before going into the process of mitigating this loss, let's talk a little bit about what hoarding is. 

Hoarding is the persistent difficulty discarding or parting with possessions, regardless of their actual value. The behavior usually has deleterious effects—emotional, physical, social, financial, and even legal—for a hoarder and family members.

For those who hoard, the quantity of their collected items sets them apart from other people. Commonly hoarded items may be newspapers, magazines, paper and plastic bags, cardboard boxes, photographs, household supplies, food, and clothing.

In a situation like this our SERVPRO of Farmington and Farmington Hills technicians had to begin by throwing away all the contaminated items due to the quality of the water. It was not until everything was 'trashed out' that we were actually able to mitigate the damage to the structure.

How to Prepare Your Kids For Emergencies

The fourth and final topic of this year’s National Preparedness Month is teaching the youth about preparedness. Make sure your kids are aware of your family’s emergency preparedness plan and practice it so they know what to do and how to respond in the face of an emergency. A few key things to talk through with your kids are:

  1. Who to contact - make sure they have your phone number memorized as well as other emergency contact information and numbers.

Tip: pick someone out of town for an emergency contact as they might be easier to reach if there is a local disaster.

  1. Where to meet – Talk through with your family on where to meet in case of an emergency. Pick a familiar and accessible place where you can take shelter if needed.

Tip: Make sure the place you decide on is pet friendly if applicable.

  1. Practice! Hold regular household meetings with your family to discuss your plan and keep copies of your contact information somewhere safe like a backpack or cellphone.

Toilet Overflow Causes Major Damage in Rochester Hills Home

Meet our Production Manager, James Howard.  He has been with SERVPRO of Farmington & Farmington Hills for four years.  We are fortunate to have such a fantastic employee.  James uses his professional knowledge, years of experience, and kind heart to make customers at ease following damage to their property.  Whether it is fire damage, water damage, mold removal, or elimination of odors, James can service all of the customer's needs with confidence.

SERVPRO of Rochester received an emergency call in September of 2015.  The toilet overflow in the half bathroom caused two levels in her home to have water damage.  The water ran down a hallway and bedroom on the main level and into the basement affecting her furnace room, hallway, closet, and bathroom.

James Howard, our production manager received a letter in the mail from a satisfied customer, wishing him a nice holiday.  This is what she wrote:

Secondary Effects From a Water Damage

Secondary damage is damage that is caused by the moisture in the air.  Primary damage is the result of direct contact with the initial water loss. Some examples of Primary damage would be walls and floors.

As a result, many items were damaged from the moisture in the air. The photo shows the moisture damage to the prints that were hanging on the wall due to high humidity.

When calling SERVPRO of Farmington and Farmington Hills in the event of a water damage, many of our customers don't think about the boxes of photos they have somewhere in the basement, or their wedding album, sitting on the shelf... It is our job to help you when those things become compromised. 

We go above and beyond to try and save absolutely everything with sentimental value, especially photos. When packing out your wet items, we place photo albums, loose pictures, and photos in picture frames into boxes that are to be immediately processed upon arrival to our warehouse. Our contents department then begins carefully separating every photo and laying them out to dry in a drying chamber. We understand how important sentimental family photos are, so we treat them as if they were ours.

TIP: Keep loose photos and photo albums in sealed plastic containers to prevent any damage in the event of a water loss.

A pipe bursting in the walls of your home can be devastating not only for the structure of your home but also for your belongings indoors. Luckily, the technicians at SERVPRO of Farmington and Farmington Hills have a few helpful tips to prevent you from having a water damage. 

When away from the house for an extended period during the winter, be mindful of how much you lower the heat. A lower temperature may save on the heating bill, but there could be a disaster if a cold spell strikes and pipes that normally would be safe, freeze and burst. 

Letting a faucet drip during extreme cold weather can prevent a pipe from bursting. It’s not that a small flow of water prevents freezing, but it definitely helps. Opening a faucet will provide relief from the excessive pressure that builds between the faucet and the ice blockage when freezing occurs.

So remember: When leaving for a trip keep your heat steady in the home, and upon returning run your faucets!
